Business Information

BANN is an Edinburgh-based team of builders specialising in high-end residential projects across the city and the Lothians. Established in 2005, we bring over 20 years of experience delivering considered, design-led homes for private clients, architects and interior designers. Our work is rooted in the fabric of Edinburgh itself: its Georgian townhouses, Victorian properties, listed buildings and evolving contemporary homes and shaped by a deep understanding of how these buildings are constructed, adapted and lived in.

We are not a volume developer or large-scale contractor. We work at a more focused, residential scale, partnering with homeowners, couples and families to transform their homes through careful planning, skilled construction and attention to detail. Whether undertaking a full home renovation, a considered refurbishment or a carefully integrated extension, our approach is always the same: clear, methodical and built around long-term quality.

As experienced builders in Edinburgh, much of our work sits within the city’s most characterful areas, including New Town, Stockbridge, West End, Bruntsfield, Morningside and the Grange. These locations bring their own complexities: listed status, conservation requirements, shared buildings and structural constraints. Since 2005, we have built up strong working relationships with local planners and consultants, allowing us to navigate these challenges with confidence and clarity.

Our projects typically fall into four core areas: period properties, refurbishments, renovations and extensions. While these are often grouped together, each requires a different level of intervention and a different approach.

Working on period properties is a specialist area in itself. We regularly undertake projects involving Georgian and Victorian homes, including listed buildings where the original fabric must be preserved and carefully adapted. These projects demand a detailed understanding of traditional construction methods, materials and proportions. Our role is to ensure that any intervention, whether structural or aesthetic, feels appropriate to the building, respecting what is already there while allowing the home to function for modern living.

Refurbishments tend to focus on improving what already exists. This might include reworking layouts within the existing footprint, upgrading kitchens and bathrooms, improving services or refining finishes throughout. The emphasis is on making better use of space, enhancing comfort and ensuring the home works more effectively day to day. These projects are often less invasive than full renovations but still require careful planning and a high level of finish.

Renovations, by contrast, typically involve more significant change. This can include structural alterations, opening up layouts, reconfiguring how a home is arranged or introducing entirely new systems. Many of our renovation projects are architect-led and require close coordination between all parties to ensure the design intent is delivered accurately. With over two decades of experience, we are well-versed in managing this process, bringing clarity to complex projects and ensuring they are delivered with consistency and precision.

Extensions are about creating new space, often within the constraints of an existing home. Whether a contemporary rear extension or a more complex architectural intervention, the challenge is always the same: ensuring the addition feels integrated, not imposed. This involves careful consideration of proportion, materiality and connection, both internally and to the surrounding environment. Working closely with architects and designers, we deliver extensions that enhance both how a home looks and how it is used.

Across all of these project types, our role as builders is to bring structure and clarity to the process. We oversee all trades on site, coordinating each stage of construction and ensuring work is carried out to a consistently high standard. Our team includes experienced site managers and an in-house Quantity Surveyor, allowing us to manage both the technical and financial aspects of a project with transparency and control.

We also work closely with a trusted network of long-term collaborators, including architects, interior designers and specialist makers. Relationships with practices such as David Blaikie Architects and GLM, as well as makers like Peden & Pringle and Jeffreys Interiors, allow us to deliver projects where craftsmanship and detailing are of the highest quality. This continuity of working relationships ensures communication is clear, details are properly resolved and the final result reflects the original vision.

Our approach is collaborative but structured. We understand that every home is different, and every client has their own way of living. By engaging early in the process, we can help shape projects in a way that is both realistic and considered, aligning design ambition with buildability, programme and budget. This early involvement often leads to smoother projects and better outcomes overall.

Much of our work comes through recommendation, which reflects how we operate: professionally, consistently and with a strong focus on detail. Clients trust us not just to build, but to guide: bringing experience, judgement and a steady approach to what can often be a complex process.

Ultimately, we see our role as more than just builders. We are responsible for taking an idea, often a carefully developed architectural vision, and turning it into a finished home that feels resolved, functional and built to last. That responsibility is something we take seriously.

BANN undertook a full renovation of my home, back to the brick and floorboards. The overall layout was varied with walls opened up to consolidate smaller rooms and a new kitchen and 2 bathrooms refitted and a new bathroom created and also installed, as well as the installation of bespoke wardrobing and cabinetry.

Beyond the high standard of workmanship delivered, the things that impressed me the most about BANN were:

1. The polite and friendly nature of everyone on site.
2. How well the project was managed, against an extremely tight deadline to get us back in before Christmas, which was achieved one day earlier than the completion date estimated at the start.
3. The exceptional after-care service with quick responses to resolve any minor niggles post-completion.

I always highly recommend BANN to my friends and family whenever anyone needs work done.

Bann have been brilliant. We have been through a number of renovations over the years and these guys have got to be the best. James & Euan have been great to deal with. The workmanship on everything is of really high standard: everything is beautifully done. And all the Bann employees are friendly and helpful. My husband is a construction lawyer and he has been impressed.

I needed work done to my ceiling, which was pulling away from the joists. My house is 200 years old, and I was worried about the mess which was likely to be involved. The work involved several different trades, and everyone was courteous, efficient, tidy, competent, and friendly. Everything had been very well organised, so that when electrical services were needed, the electrician arrived on time exactly when needed; likewise the painter, and the scaffolding was taken down and removed within an hour or so of the work being completed. No hanging about, no waiting for people to show up. And they had covered my huge carpeted floor so well - and laid down plywood sheeting to avoid the scaffolding leaving dents in the carpet - that it literally took me less than half an hour to hoover the floor. I've remained on friendly terms with the company. They exceeded my expectations.
