Michael and his team at Platinum Property Services were amazing. They took on a major build project which offered lots of challenges and they stepped up to the task every time. The service and support we received over the build was always first class. In all honesty, we cannot sing their praises highly enough. Platinum Property Services are first class and highly trusted. We would not use anyone else.

Platinum opened up the back of our house to make a large open plan space; two load bearing walls were opened up and the existing conservatory was rebuilt as habitable space retaining the original footings.
Michael’s knowledge and expertise was evident when he provided a quote and he managed the Project in a professional manner keeping us informed and dealt with our last minute requests calmly.
Foreman Craig and all tradesmen were very respectful and did an excellent job.

Platinum Property Services are a local company who clearly value their good, local reputation. They have built us a small extension increasing the size of a downstairs bedroom and creating a shower room from an existing cloakroom. They worked steadily through the project including outside work during the one freezing/sleeting week at the end of last year. All their trades were friendly and helpful - and got on well with the dogs! The work was completed within tender, plus some well priced additions and variations which were delivered, so there were definitely no unwelcome surprises and they have cleared up all the inevitable temporary disruption at the end of the work.

Our third round of development with Platinum was our lounge and snug area, and we’re absolutely delighted with the result.
As usual, we had a clear view on what we wanted and it wasn’t straightforward this time. But Micheal worked with us and his suppliers to achieve our desired result and it surpassed expectations. Our bespoke double sided stone fireplace is beautiful, creating a separate snug/library area whilst still feeling part of a larger living space.
The entire room was gutted, with new electrics, radiators, wooden flooring, joinery, plastering and decoration. As usual, the team were a pleasure to deal with and nothing was too much trouble. Only one room to go now and they’ll have extended and renovated every inch of our cottage. Have already recommended to friends! Thank you again Platinum.

Platinum partially demolished and rebuilt an old extension to a listed building. Michael Burns's advice at the pre-project stage was invaluable: he guided us through the possibilities for renovation. His advice was very accurate in every respect. For us, this was a major undertaking which meant the demolition of half of our home. Throughout the project, Michael's communication was excellent: he explained the whole process to us in detail, he introduced us to his staff and explained what they would be doing at each individual stage of the work. Throughout the project we knew what to expect and the work was carried out in the manner and to the timescale that was promised at the outset. All of the Platinum workers are friendly and helpful; they are also extremely skilled and hard-working. At the end of the project, Michael engaged a cleaning company and jet cleaned our old decking. They also hung curtain tracks for us - nothing was too much trouble.
The old part of our house now needs to be upgraded with new floors and a new bathroom, among other things, and we will be approaching Platinum in the hope that they will be interested in this next stage of renovation.

Just had a new bathroom installed by Platinum and delighted with the finished product. Michael is very attentive to detail and workmen all polite and trustworthy. Would recommend to anyone looking for work done in their house/business.

We had a two storey extension added to the back of our property. From start to finish, Michael was a pleasure to deal with. Throughout the project, Michael was at hand at any time to answer any queries and kept us fully informed as to timescales, who would be on site and when. The team that did the build were likewise a pleasure to have on site, friendly and keen to ensure that we were not inconvenienced during the build. We could not fault them at all. Each evening the site was left very clean and tidy and on one occasion the guys were actually obliging enough to virtually clear the site so we could have a family party in the garden!!

Platinum Property Services, were our first choice of builder for our 'forever home renovation project.

Michael, the owner provided a detailed breakdown of the cost, material and approximate plan/timeline for the build. Michael would make himself available for regular site visits, take ownership of project issues to conclusion, and provided timely responses to email enquires with guidance and option appraisals, to help us make informed decisions.

The Platinum Property Service build team were courteous to our neighbours, and ensured that security was maintained on completion of the day's build.

A snagging list was compiled by myself and the Architect, and was remediated before the project was signed off as completed and another 6 month snagging meeting has been organised for after the completion.

The project was completed on time and to budget, according to changes that we identified throughout the build.

We had Michael and his team remove an old conservatory and construct an extension along with internal changes to the kitchen, dining and lounge spaces.
Initial discussions were very helpful and allowed for variations to be evaluated and incorporated into the design. A 4 month program was agreed along with a budget and this was adhered to with completion within 1 week of the original program despite Xmas, supply issues and not forgetting covid.
Michael always responded to emails and requests for information or variations in a timely and helpful manner and his staff were helpful and accommodating.

Garage conversion
work was carried out to a very high standard, completed within the estimated time. The team were reliable and knew exactly what they were doing during all aspects of the project.

We used Platinum to demolish an old existing extension at the rear of the house, build a new and bigger one at the rear and side - incorporating a larger kitchen, utility room, living area and dining area - and reconfigure some downstairs rooms including the addition of a shower room.

Michael and his team were brilliant throughout and we couldn't be happier with the work they have done for us. He has very exacting standards and the quality of the finishes is excellent. I would have no hesitation in recommending Platinum.

Within a few months of our extension completing, the Platinum team were back helping us with our guest room. Smaller job but same brilliant quality and workmanship. We completely gutted the room and replaced the woodwork, radiator, electrical sockets, plaster. I can’t believe the transformation from the old temporary kitchen it was a few months back. All our friends and family loved the pictures so are now queuing up to visit!

Platinum Property Services have just finished a four month extension at our detached house in East Lothian and we have loved working with them.

We sought five quotes from a variety of builders and their quote was very competitive. Costing was itemised from the start and very transparent. We were given regular, clear financial updates and our build came in on target.

This is the first time we have had building work done and the Director and our project manager, Michael, was endlessly patient with my millions of questions.

Michael was relentlessly reassuring. We would arrive at each regular update meeting with dozens of questions and concerns and would leave each time smiling and excited.

We asked Platinum Property Services to give us a quote for our planned house alterations. The work involved was converting our old tired kitchen and separate dinning room into one contemporary space for entertaining, cooking and modern family life. Upgrade of wiring from fuseboard to shower in bathroom (involved creating a hatch in the floor in the electrics cupboard); installation of wired in and wireless smoke / heat alarms; installation of three replacement extractor fans. Electrician turned up when he said he would on both days. He was helpful and professional at all times. He kept me appraised of what was going on at each step and ensured I understood the operation of the new smoke / heat alarms. He tidied up after himself and left everything clean.

Platinum Property built and an extension for us at the start of this year. Michael was excellent in helping us through the whole process of getting planning permission right through to completion. Platinum Property Services have completed a conversion of a former office building in Mill Lane, Edinburgh to six apartments with a construction cost in the region of £600k.
Fantastic approach, quick, efficient and met their targets every time. Site agent was focused on the delivery and all the operatives were of a very high standard.
If you check their Facebook page you will see a video of the final development which was completed on time ( slight delay due to COVID but that was out of their control) and on budget.
I would have no hesitation in recommending them. I am a chartered structural engineer and been in the construction industry for over 40 years. I have worked with many contractors over the years and Platinum is one of the best.

My heating and hot water stopped working. I called platinum property services. The existing boiler mate I had in the property had a bulge in the water tank. The circuit board had blown and broken pump. The guys should me all of the above and I was satisfied of what the situation was. Platinum gave us all options including replacement which we opted for or repairs. I got a quote from Scottish gas as a precaution and Platinum where £2300 cheaper than them. They came on the scheduled day to carry out the essential work during the covid 19 situation and followed government guidelines go work in a safe manner. They completed the work in a day all be it taking them around 11 working hour. The organisation, quality of work and the friendly staff made them a dream to work with. I will not go anywhere other than Platinum Property Services in the future. Great work guys.

New central heating, external doors and windows, new bathroom suite, new kitchen, full property re-wiring, external harling and internal plastering, full joiner package, carpets, lino and wood floor coverings: On time and budget.  The men are great and really happy with all works.

The removed wall between kitchen and dining area and fitted new bespoke kitchen, island, underfloor heating, new patio doors and Karndean flooring.  All trades from joinery to plumbing, electrical, plastering and decoration: Can't fault Platinum, all the trades done a good job.  Can't fault the service, unavoidable problems were dealt with quickly and effectively and everyone was happy to go the extra mile.  They may not be the cheapest but in truth we are more than happy to pay what we did for the quality of workmanship and the excellent service they provided.  With the quality of workmanship, standard of finish and attitudes of everyone we dealt with, were first class overall and we are very happy that we engaged Platinum to do this job.

New internal doors supplied and fitted, new handrail and new external upvc front door: They have never disappointed, this is the third time we have used Platinum in recent years and they will always be my first point of contact.  Highly recommended.
